A seller calls you with a house worth about $315,000 and a problem. He owes $250,000 on a mortgage he took out in 2021 at 3.5 percent, his job just moved him three states away, and he needs to be gone in thirty days. You could buy it the normal way, qualify for a new loan at today's 7.25 percent, put money down, and watch the deal die on the calculator because the payment is too high to cash flow. Or you can take the house subject to the existing mortgage, leave that 3.5 percent loan exactly where it sits, and make the payments yourself. The rate that funds most subject to deals is a rate you can no longer get anywhere. The problem is that "the payment is cheaper" is not a deal. Subject to gets pitched as free money: no down payment, no qualifying, no new loan. That is the marketing. What Subject To Actually Means, and Where the Money Is

In a subject to purchase, the deed transfers to you but the loan does not. Title moves into your name, and the mortgage stays in the seller's name at the seller's original terms. You are now the owner, you make the monthly payments, and the loan keeps amortizing on the seller's credit until you refinance or sell. Nobody assumes the loan, nobody pays it off, and no bank underwrites you. That is the whole mechanic, and it is legal in every state.

The money is not in "no money down." The money is in the interest rate you inherit. A $250,000 balance at 3.5 percent carries a principal and interest payment of about $1,123. That same $250,000 as a brand new 30-year loan at 7.25 percent costs $1,705 a month. That $582 gap, every month, on somebody else's locked-in rate, is the entire reason subject to beats new financing right now. Over a five-year hold it is roughly $34,900 that stays in your pocket instead of going to a lender. The Four Numbers a Subject To Deal Lives or Dies On

Every subject to deal reduces to four figures. Miss any one and the sheet lies to you.

  1. Equity captured. Market value minus the loan balance you take over minus every dollar of cash you put in. This is your paper profit the day you close.
  2. Total cash in. What you actually hand over: cash to the seller for his equity, any back payments to bring the loan current, plus closing and attorney costs. This is the denominator for your return.
  3. Monthly spread. Market rent minus the full inherited payment (PITI) minus your reserves. If it is negative, you are buying a monthly liability no matter how good the equity looks.
  4. Rate arbitrage. The inherited payment versus what a new loan on the same balance would cost today. This is the number that proves subject to is worth the risk instead of just buying it clean.

A deal can have gorgeous equity and still lose money every month, or cash flow beautifully with almost no equity capture. You need all four on one screen, which is exactly what the spreadsheet gives you and a napkin does not.

Building the Subject To Calculator in Excel

Lay the inputs down column B so every formula points at a labeled cell. Keep the seller's loan terms separate from your investor assumptions, because you do not get to change the loan, you only get to decide whether to take it.

Now build the four numbers that decide the deal. Start with the full monthly payment you are stepping into. The seller's principal and interest is fixed, but you still owe taxes and insurance, so the real payment is:

=B5 + B6/12 + B7/12

That returns $1,585, the PITI you actually carry each month. Investors who quote only the $1,123 principal and interest talk themselves into deals that never had a spread.

Total cash in is everything that leaves your bank account to close:

=B8 + B9 + B10

That is $28,000. This is the number you are risking, and it is the denominator for cash-on-cash, so keep every real cost in it, including the repairs you must make to rent the place.

Equity captured is what you own on paper the moment the deed records:

=B12 - B3 - (B8 + B9 + B10)

Market value of $315,000, minus the $250,000 you took over, minus $28,000 in cash, leaves $37,000 of captured equity. That is real, but it is trapped until you sell or refinance, which is why it can never be the only number you look at.

The monthly spread is the number that keeps you solvent. Rent minus PITI minus reserves:

=B13 - (B5 + B6/12 + B7/12) - (B13*B14)

That is $2,150 minus $1,585 minus $323, which leaves $242 a month in cash flow. Positive, but thin, and the reserve line is doing real work here. Drop the reserve and the sheet flatters you.

Now the number that justifies the whole strategy. Excel's PMT function tells you what this exact balance would cost as a new loan today, so you can see the rate arbitrage in dollars:

PMT takes the monthly rate, the number of payments, and the loan amount as a negative, and returns the payment. At 7.25 percent over 30 years, $250,000 costs $1,705 a month, so this formula returns $582. That is what the seller's old rate saves you every single month. Annualize it and multiply by your hold:

Over a five-year hold that is roughly $34,900 you keep because you did not originate a new loan. Cash-on-cash return ties the spread back to the cash you risked:

That is $2,904 of annual cash flow on $28,000 in, or 10.4 percent, before the equity capture and the loan paydown even enter the picture.

A Worked Deal: $315,000 House, $250,000 Loan at 3.5 Percent

Here is the seller's house run through the sheet, next to the exact same purchase done with a new loan at today's rate. Same house, same price, same rent. The only thing that changes is whether you inherit the 3.5 percent loan or write a new one at 7.25 percent.

Read the two cash flow rows. The subject to deal cash flows $242 a month. The identical house with a new loan bleeds $340 a month, and asks for more than twice the cash up front because a new investment loan wants 20 to 25 percent down. The inherited rate is not a minor advantage, it is the difference between an asset and a liability. Notice what the equity line does not do. You captured $37,000 in equity, but that equity pays no bills. If the monthly spread had come back negative, no amount of paper equity would have made this a hold. The four numbers work together: the rate arbitrage makes the payment cheap, the cheap payment makes the spread positive, the spread makes it a keeper, and the equity is the bonus you collect on the exit.

The Risks the Calculator Has to Price In

Subject to has three ways to hurt you, and each one belongs in the sheet as a line item, not a footnote you find out about later.

The due-on-sale clause. When title transfers, the lender has the contractual right to call the entire loan due. It does not happen on most deals, but it can, and the only defense is being able to refinance or sell fast if the letter arrives. Price it by holding a reserve of at least six months of PITI in cash and flagging any deal that cannot cover it:

Insurance and the loan staying in the seller's name. The policy has to be rewritten to name you as the insured with the seller's lender as mortgagee, or a claim gets denied and the lender gets nervous. And because the loan reports on the seller's credit, one late payment is his problem before it is yours. Both of these are reputation and paperwork risks, not spreadsheet risks, but the reserve line is what buys you time to fix them.

No exit. A subject to deal with no plan to refinance or sell is a deal you can be forced out of on the lender's timeline instead of yours. Model at least one exit. The cleanest is a refinance in year three or four once rents have risen and the balance has paid down, or a sale that harvests the captured equity. Add an exit flag that checks the spread survives a refinance stress test at today's rate:

In this deal that formula returns REFI KILLS CASH FLOW, because at 7.25 percent the payment eats the rent. That is not a reason to skip the deal, it is a reason to hold the low rate as long as you legally can and plan your exit around a sale or a future rate drop, not a near-term refinance. The flag makes that decision explicit instead of a surprise in year three.

The four numbers, equity captured, cash in, monthly spread, and rate arbitrage, decide every deal, and they take about ten cells to compute.
