Four of these five passed the 1% rule. Only two of those four actually make money. The engine is B19. =B3-(B3B14)-(B9B11/12)-B12-B13-B18 takes the rent, strips out the percentage costs that scale with it (vacancy, maintenance, and management rolled into B14), subtracts the monthly property tax computed off real value, then the fixed insurance and HOA dollars, then the loan payment. The PMT function in B18 carries your actual rate and down payment, which kills the financing lie. You now have a screen that is still fast, still one verdict, and no longer fooled by the three things the bare ratio cannot see.
When to Trust the Screen and When to Build the Full Model
Use the 1% rule for exactly one job: screening out. It is a fast, cheap way to delete the deals where the rent is too low to ever work, and for that it is excellent. Never use it to screen in. A PASS means "worth ten more seconds in the adjusted block," not "buy."
