The advice to push rent to market at every renewal treats the tenant as if they will pay anything. They will not. A good tenant has a switching cost, the hassle and expense of moving, and they will tolerate a below-market rent up to a point because staying is easier than leaving. Cross that point and they go. When they go, you do not just lose the rent difference, you eat the entire turnover stack: lost rent during vacancy, make-ready, leasing fees, screening, and the risk that the next tenant pays worse and stays shorter.

Run the numbers on the Tampa example. The $150 increase, if it had stuck, was worth $1,800 over the year. The turnover it caused cost roughly $4,000 all in, and the replacement tenant came in $50 under the target anyway. The expected value of that aggressive raise, once you account for how likely it was to trigger a move, was negative. A smaller increase that the tenant would have accepted, say $50 to $75, would have captured real money with almost no flight risk. The point is not to avoid raising rent. The point is to raise it to the number that survives the renewal, not the number on a comp sheet.

The turnover cost in B4 is the full stack, not just lost rent. If you have not built a turnover number yet, use $3,000 to $4,500 for an average single-family rental and refine it later. B5 is how long the unit realistically sits if the tenant leaves, expressed in months, because a re-rent at market only earns for the months the unit is actually occupied.

The Expected Value Formula

Now the scenario table. Lay out a row for each increase you might propose, from zero up to a full market match. The columns walk from the proposed increase to the expected net annual value, measured against the baseline of renewing flat at the current rent.

Start with the new rent and your estimated probability the tenant leaves at that increase. The new rent is simple:

Read the Table: The Optimal Increase Is Usually Below Market

Here is the scenario table filled out with the example inputs above. The probabilities reflect a solid tenant in a normal market, where small increases barely move the flight risk and large ones spike it.

Read the F column. The expected net peaks in a band between $50 and $75, at roughly $244. Push to a $100 increase and the expected value collapses to $54, because the one-in-three chance of turnover wipes out most of the rent gain. Go all the way to market at $150 and the expected value turns negative, minus $499, which means raising rent to the comp number is expected to lose you about $500 versus simply renewing flat. The aggressive raise looks great on paper and bleeds money in practice. That is the entire lesson, and it is invisible without the probability column.

Notice the $0 row is also slightly negative at minus $95. Even a flat renewal carries a small turnover risk, because tenants leave for reasons that have nothing to do with rent. This is why doing nothing is not free, and why a modest, well-targeted increase that the tenant accepts is the genuine optimum. The calculator does not tell you to avoid raising rent. It tells you to raise it to the number with the best risk-adjusted payoff, which in this case is half the market gap, not the full thing.

How to Estimate the One Number Everyone Fudges

The probability of leaving in column C decides the whole model, so estimate it with a method instead of a feeling. The strongest predictor is how the new rent sits relative to market. A tenant who is still paying under market after the increase has little reason to move, while a tenant pushed above market has every reason. Start from this table and adjust.

Then nudge the number for the things the gap alone does not capture. A tenant in year three or four has roots and a higher switching cost, so shave a few points off. A high local vacancy rate gives them options and easy comps, so add points. Winter renewals see less movement than summer ones, so a December lease end leans toward staying. If the tenant has already grumbled about price or mentioned a job change, raise the probability regardless of the math. You can encode the tenure adjustment directly so you do not forget it:

That formula trims up to eight points off the base probability for a long-tenured tenant and never lets it fall below 2%, because no tenant is a guaranteed renewal. The goal is not a perfect number. The goal is a number you can defend, because even a rough probability beats the silent assumption of zero that aggressive renewal advice depends on.

When You Actually Want the Tenant to Leave

The model has a second use that flips the usual instinct. Look at the expected value of leaving in column E. It is negative in the example because the market gap, $150 a month, does not earn back the $4,000 turnover cost within the year. But widen the gap and the sign flips. If your current rent is $1,500 and market is genuinely $1,900, the recaptured gap is $400 times the occupied months, which can exceed the turnover cost. At that point turnover is net positive, and pushing the rent toward market is the correct move even though it raises flight risk. A single flag tells you which regime you are in:

When that flag says protect the tenant, a small increase or even a flat renewal is the disciplined choice, and you should be grateful for a payer who stays. When it says push toward market, you have been under-renting badly enough that the turnover is worth eating, and the renewal increase becomes a tool to reset the rent to where it should have been all along.
