Economic vacancy is the share of potential rent you never collected, for any reason. Economic vacancy is always the larger and more honest number, and it is the one your cash flow actually feels.
Physical vacancy answers "how many days was nobody living here." Economic vacancy answers "how many dollars of rent did this property fail to produce against its full potential." The naive physical vacancy is just total empty days over total available days, =SUM(C2:C5)/SUM(D2:D5), which returns 4.5 percent. But that treats a vacant day in your cheapest unit the same as one in your most expensive, and they are not worth the same. The number that matters is dollar-weighted, because losing a high-rent unit for three weeks hurts more than losing a low-rent unit for the same span. Compute the actual rent lost with one formula:
